What this document is
This is the standard power of attorney of Thailand’s Department of Lands (กรมที่ดิน) — form T.D. 21 (ท.ด. 21) with the printed subject «บรรยายส่วน» (description of shares). A co-owner of a plot with a title deed (chanote, โฉนดที่ดิน) uses it so that a representative registers the shares at the land office instead of going in person.
The form is one page and in Thai only. The authority text is printed: register บรรยายส่วน for the plot in the header — the plot is divided into a stated number of parts, of which a stated number belongs to one co-owner and a stated number to another — and give statements to the land officer.
Who fills it in and where it is filed
- the grantor — a co-owner of the plot in the header;
- the attorney — the person who goes to the land office on the grantor’s behalf; this can also be the other co-owner or their representative (then the consent sentence from the form’s remark is added);
- the power of attorney is presented at the land office (สำนักงานที่ดิน) where the plot is located when the registration is made.
What the form asks for
- plot details from the chanote: map sheet (ระวาง), land number, survey page, deed number, sub-district, district, province;
- place and date (year in the Buddhist Era, พ.ศ.);
- grantor and attorney: name in Thai script, Thai ID number, age, race (เชื้อชาติ), nationality, parents’ names, registered address, phone;
- into how many parts the plot is divided, two co-owners (title นาย / นาง / นางสาว and name) and the number of parts of each;
- handwritten signatures of the grantor and two witnesses.
Documents usually needed
- the original chanote of the plot;
- copies of the grantor’s and attorney’s ID cards and house registrations, signed as true copies;
- documents of the other co-owners, as requested by the land office.
The form does not state the full list of documents, fees or processing times — check them with the land office. If there are more than two co-owners, the form has no lines for them — ask the office how to proceed. The form refers to a warning on the back; the official file has no reverse page.
