What this document is

This is the standard power of attorney of Thailand's Department of Lands (กรมที่ดิน) — form T.D. 21 (ท.ด. 21) with the printed subject «ขอถือกรรมสิทธิ์รวม»: request to hold joint ownership. A person who is becoming a co-owner of a plot with a title deed (chanote, โฉนดที่ดิน) uses it to have someone else complete the registration at the land office.

The form is one page and in Thai only. The text of the authority is already printed: the attorney registers joint ownership of the plot from the named owner — a share of «X parts out of Y», with buildings if any, with or without consideration — and gives statements to the land officer.

Who fills it in and where it is filed

  • the grantor — the person becoming a co-owner of the plot;
  • the attorney — the person who goes to the land office on the grantor's behalf;
  • the form also names the current owner of the plot from whom the grantor receives the share;
  • the power of attorney is presented at the land office (สำนักงานที่ดิน) where the plot is located when the registration is made;
  • as a general rule foreigners cannot acquire land in Thailand — the land office checks whether the grantor may become a co-owner.

  • plot details from the chanote: map sheet (ระวาง), land number, survey page, deed number, sub-district, district, province;
  • place and date (year in the Buddhist Era, พ.ศ.);
  • grantor and attorney: name in Thai script, Thai ID number, age, race (เชื้อชาติ), nationality, parents' names, registered address, phone;
  • the owner of the plot: title (นาย/นาง/นางสาว) and name;
  • the share — how many parts out of how many;
  • buildings on the plot, if any: type, storeys, number, house number;
  • with or without consideration, and the amount — in figures and in words;
  • handwritten signatures of the grantor and two witnesses.

Documents usually needed

  • the original chanote of the plot;
  • copies of the grantor's and attorney's ID cards and house registrations, signed as true copies;
  • the owner's documents for the registration.

The form does not state the full list of documents, fees, taxes or processing times — check them with the land office. The form refers to a warning on the back; the official file has no reverse page.
