What this document is

This is the standard power of attorney of Thailand's Department of Lands (กรมที่ดิน) — form T.D. 21 (ท.ด. 21) with the printed subject «ขายที่ดินเฉพาะส่วน»: sale of a share of land. A co-owner of a plot with a title deed (chanote, โฉนดที่ดิน) uses it to sell their part through a representative instead of in person.

The form is one page and in Thai only. The text of the authority is already printed: the attorney sells the share of the plot to the named buyer at the stated price, with buildings if any, and gives statements to the land officer.

Who fills it in and where it is filed

  • copies of the grantor's and attorney's ID cards and house registrations, signed as true copies;
  • the buyer's documents for registering the sale.

What is this power of attorney for?

How is it different from the power of attorney to sell the whole plot?

This form has the printed subject «ขายที่ดินเฉพาะส่วน» — sale of one co-owner's share. The Department of Lands has a separate form with the subject «ขายที่ดิน» for selling the whole plot.
